Are you a home owner and interested in having a small cottage built on your property? I met the founders of a start up who are doing just that, they build it, take care of all the necessary permits and inspections, rent it out and manage the property for you.
Tony Chan, CEO of ADU Builder explained that there are various ways property owners can benefit and the target demographic in our area is older home owners, who are on a fixed income. It is possible to put no money down, allow *ADU Builders to install a prefab cottage in your backyard and you could start making money from it within 6 months. *ADU stands for Accessory Dwelling Units.
The lot size requirement for ADU Builder to install a granny unit is a minimum of 5,000 square feet. If the home owner has special requirements, for example if they want the architecture of the unit to match the style of their existing home, a contractor can do that, but if they are a bit more flexible, and want the project completed faster, a nice looking prefab unit can be installed, using a crane to reach over the house and into the back yard. It will be a one bedroom, or a studio apartment, with a small kitchenette and a bathroom.

I attended the city council meeting a few weeks ago when members voted in favor of allowing almost 10,000 new homes to be built in the North Bayshore area. I remember thinking that the future of my community had dramatically changed and I was honored to be present when it happened. That’s how I feel when I discover new start ups that are doing something to shake things up and make a better future. Up until this point, I have heard of anyone who will build you a cottage, and rent it out for you, and all you have to do is sit back and let them work their magic.
ADU Builder is also an excellent solution for anyone who wants to keep a relative close by, whether it’s a grown child, or an aging parent. Perhaps you think you might need the cottage for an aging parent in the future, but for now, you just want to make some extra income and rent to a nice tech worker. I even asked Tony if homeowners can trust him to find a nice, well behaved renter and he told me that he’s a real estate broker with years of property management experience.
